In response to housing shortages, the Shire has adopted its Local Housing Strategy 2025–2030, providing a clear plan to respond to increasing housing pressures and support the town’s long-term growth and liveability.
The Strategy focuses on key issues facing the community, including a shortage of rental housing, limited options for downsizing, and a lack of affordable and suitable homes for essential workers, older residents, and growing families. It provides a roadmap for unlocking development opportunities, increasing housing diversity, and guiding investment across the Shire.
What the Strategy Identified:
- Rental availability is extremely low, with a vacancy rate of just 0.39% — well below the healthy national average of 3%.
- One and two-bedroom dwellings are in short supply, despite the majority of households being one or two people.
- Essential workers and older residents are struggling to find suitable housing, making it harder to attract and retain a local workforce.
- The current market is not delivering the diversity or quantity of housing needed.
Four projects have been confirmed as short to medium-term priorities:
- Independent Living Units – Up to 19 new units to support older residents to age in place, freeing up larger homes for younger families.
- Residential Aged Care Facility – A 45-bed facility to meet the growing demand for local aged care services and generate new jobs.
- Essential Worker Housing – Seventeen two-bedroom homes to help meet demand from healthcare, education, and aged care staff.
- Renewal of Shire-Owned Housing – Subdivision and redevelopment of existing underutilised lots to help boost supply and showcase best-practice design.
The Strategy also supports a proactive approach to working with developers, government agencies, and employers to plan for future housing needs, particularly as Boddington transitions into new economic sectors such as tourism, health, and renewable energy.
Adoption of the Strategy does not commit Council to immediate expenditure but provides a solid foundation for planning, advocacy and partnership opportunities.
